How long will it really take?
Every project runs the same five steps. Pick yours to see a typical Charlotte timeline. Your exact schedule comes in writing with your bid.
- 1 week
Walkthrough & written bid
We walk the job with you, measure, and ask the questions that change the price. Within a week you get a line-item bid, not a number on a napkin.
- 2–3 weeks
Design & drawings
Layout, selections and engineered drawings where the city needs them. You sign off on every finish before we order a thing.
- 2–4 weeks
Permits & plan check
We submit, answer the plan checker's comments and track it weekly. Plan-check time is set by the city. Chasing it is our job, not yours.
- 6–8 weeks
Build
One lead carpenter on site from demo to punch list. Schedule texted every Monday, site swept every night, inspections booked as each phase closes.
- 1 week
Final inspection & walkthrough
The inspector signs off, then we walk it together with blue tape. Final payment only after every piece of tape comes off.
Typical ranges from start to finish. Permit review depends on the city and how busy plan check is that month; we tell you at the walkthrough which side of the range to expect.

About Cobaltline
A framer who got tired of watching jobs go sideways.
Marcus Delgado spent eleven years framing houses for other builders around Charlotte. He saw the same things over and over: bids that doubled, crews that disappeared for two weeks, homeowners finding out about a problem from the inspector.
He got his license in 2014 and built Cobaltline on the opposite habits. One lead carpenter per job. A written bid you can check line by line. A Monday text with the week's schedule. And his cell number on every contract.
"If something's wrong behind your wall, you'll see the photo before you see the change order. That's the whole deal."
- Same lead carpenter, demo to punch list
- Change orders priced in writing, same day
- Site swept and secured every night
- Written 2-year workmanship warranty
Reviews
What Charlotte homeowners say.
Sample reviews · written for this demo site"We turned our detached garage into a unit for my mother-in-law. They handled the plans, the city and the sewer tie-in. Plan check dragged, but we got a text every week with exactly where it stood. She moved in last month."
"Clean job site every single day. Our dog barely noticed they were here. The shower is gorgeous."
"Bought a 1940s house and the inspector flagged rot under the back porch. Marcus sent photos of every joist they replaced before they closed it up. Fair price, honest guy."
"Patio cover went up in four days once the permit cleared. It matches the house so well that people assume it came with it."
"We added a 400 square foot family room. Foundation to paint was a little over six months, which is what Marcus said at the first walkthrough. Same lead carpenter on site every day, and he knew the plans cold."
"Third contractor we called, first one who called back when he said he would. That set the tone for the whole job."
"We changed our minds on the backsplash halfway through. They priced the change in writing that afternoon. No drama, no mystery charge at the end."
"Our last contractor walked off with the permit half finished. Cobaltline sorted it out with the city, re-did what failed inspection and closed it out properly."
"The curbless shower meant cutting into the slab, which I didn't expect. Marcus explained why, showed me the cost before anyone picked up a saw, and the result is perfect."
"Detached ADU in the backyard. Long project, zero surprises on cost, and final inspection passed the first time."
"Five stars for communication alone. The Monday morning schedule text is the best thing a contractor has ever done for me."

FAQ
Questions we hear at every walkthrough.
Don't see yours? Ask us directly. You'll get a real answer, not a sales pitch.
Are you licensed and insured?
Yes. North Carolina contractor license #9104211, with general liability and workers' comp covering every person on your job. We'll hand you the certificates before work starts.
How much do you need up front?
North Carolina caps the down payment on a home improvement contract at $1,000 or 10% of the price, whichever is less. That's all we take. After that you pay in stages, only for work that's done and inspected.
Do you pull the permits?
On every job that needs them. We prepare or coordinate the drawings, submit, answer plan-check comments and book each inspection. Permit fees show up as their own line in your bid, not buried in the total.
What does an ADU cost in Charlotte?
Garage conversions usually land between $120k and $190k. Detached new builds run $260k to $420k depending on size, utility runs and site access. See the cost table above, then book a walkthrough for your actual number.
Can we live at home during the remodel?
For kitchens and baths, almost always. We seal the work area with zip walls, run air scrubbers, and set up a temporary kitchen station when yours is out. Whole-home jobs are phased, and we'll be honest if a week or two away makes more sense.
What happens if you find a problem behind the walls?
We stop, photograph it and text you the photos with a written price for the fix. Nothing extra gets built until you approve it. Old Charlotte houses hide things; the surprise should be the rot, never the bill.
